​Case Study 1.

ROOF LEAK - MAKE SAFE

Inspected minor water staining internally, roof above both leak areas and repaired one cracked tile which was not the cause of the water ingress.

FINDINGS/ACTIONS -met owner Darren and he informed me water leaked in2 areas during very heavy rain on the 31st January -was shown leak in front top level room(Leak 1) and could see minor water staining and another leak in room on Northern side(Leak 2) where staining could be seenalong the top of the window frame and pelmet

Leak 1: -inspected the roof above and found several faults *valley above leak has no storm seal *box gutter above has non-compliant joints, poor silicon seals, suspect sheetmetal work *valley and box gutter discharge to a soaker flashing and the design and finish is of the poorest standard *volume overload would occur where box gutter & valley discharge onto soaker flashing

Leak 2: -inspected the roof above and found several faults *minor cracking seen in cement roof tiles *solar panels are mounted on the roof above area of water ingress and there may be a cracked tile under the panels *valley to the west of the leak has no storm seal *box gutter to the west of the has non-compliant joints, poor silicon seals, suspect sheetmetal work *valley and box gutter discharge to a soaker flashing and the design and finish is of the poorest standard *volume overload would occur where box gutter & valley discharge onto soaker flashing *water staining in soffit/eave above area of leak indicates water may have run from the base of the non-compliant valley/box gutter/soaker flashing

Recommendations: a. Install storm seal for all valleys. b. Redesign and replace discharge area of valley/box gutter/soaker flashing.

c. Reinstate resultant water damage after above roofing defects are rectified.
