FIRE SERVICE LEAK INSIDE ENTRANCE DOOR
Attended property on 11/03/16 to investigate & fix fire service leak inside entrance door. Work on the fire service was difficult due to faulty shut off valves & having to carry out work within short time periods AH. The valve replacement and replacement of a section of fire service pipe were both carried out on different dates between 1:00AM & 6:30AM when water supply had to be reinstated to various shops.
LEAK INVESTIGATION/FIRE SERVICE TESTING…... Cost $1901.29 inc gst
-Accessed property and inspected ceiling space
-Discovered a leaking coupling on the fire service
-Unable to shut down fire service
-Packed up and left site clear
-Returned to property on 14/04/16 after alarm to fire service had been shut down
-Shut off water to fire service and discovered all domestic water shut down also
-Found all the cafes, restaurants and the backpackers showers/washroom facilities shut down
-Re-instated domestic water, packed up
-Returned to property after hours on 15/04/16
-Attempted to isolate fire service from front feed - unsuccessful
-Attempted to change coupling but due to pressure was unable to do so
-While turning 100mm isolation valve on, spindle broke causing stop tap to fail
-Contacted City West Water who attended and located another sluice valve on the Flinders Street side of the complex
-After a series of tests, we confirmed that if both sluice keys are isolated, the fire service is shutting off
-However we are also shutting off all the domestic supplies to all shops and entire building
FIRE SERVICE VALVE REPLACEMENT…...Cost $4847.50 inc gst
-Returned to property after hours on 16/04/16 to carry out replacement of gate valve
-Isolated sluice valve and drained fire service line
-Cut and removed domestic 40mm copper line to gain access to valve
-Removed 80mm broken valve
-Fabricated new valve connections
-Installed new flange plate to valve & installed new bolts
-Lifted new valve into position & reconnected roll groove
-B-pressed to existing 100mm copper pipe & pressure tested - FAILED
-Connection to existing copper pipe leaked out of B-press fittings
-Shut off newly installed valve and turned on sluice valve at rear to reinstate fire and domestic water to building as it was 6.15AM
REPAIR/REPLACEMENT OF FAULTY COPPER FIRE SERVICE PIPE…...Cost 1968.50 inc gst
-Returned to property on 21/04/16 to carry out repair/replacement
-Set up jack-hammer and removed bricks from wall to allow space
-Cut out leaking section of 100mm copper and removed flange and gasket
-Cut new section of 100mm copper to suite and b-pressed end to new flange
-Installed new flange and gasket to valve and connected new copper
-Re-instated valve and tested - all okay, working well
-Packed up and left site clear
REPAIR & REPLACEMENT OF FIRE SERVICE PIPE…...Cost $1899.50 inc gst
-Shut down fire service via new valve installed and sluice valve at rear and drained the line
-Took out section of rusted and leaking 100mm galvanised pipe from fire service line in ceiling.
-Cut 100mm copper to suit size and welded on groove joins on each end.
-Installed 100mm copper and connected to existing 100mm galvanised pipe on one end and 100mm galvanised elbow on other with couplings.
-Installed hanging clip on pipe once fully tightened.
-Turned on water from valve out back and fire service valve out front drained air out of line and tested for leaks. - no leaks.
-Showed Mark who was working at reception the job. packed and cleaned up
